The Reasons Behind Buying a Home

Knowing why people buy particular homes may help you when it comes time to sell your home.  Of course, there are a myriad of reasons why homes are purchased.  Many factors go into the decision of buying a home, but the following are the top three according to several surveys conducted recently in the United States.  In no particular order those reasons are location, condition and price.

A home is either in a good location or it isn’t. There is nothing you can do about location when selling your home.  Location is non-negotiable and as such it is beyond the seller’s ability to change.  Be realistic when pricing your home. Remember that the buyers have the same market analysis figures that you, the seller, have, so price to sell and eliminate sentimental feelings.

Price will, in 99% of home, be an important factor.  Pricing a home correctly is probably the number one decision for any home seller. Is the home in a buyer’s market or a seller’s market?  What are comparable homes selling for in that neighborhood?  Find a real estate agent who is intimately familiar with the area you are buying so that he/she is very aware of the existing market prices.

And that brings us to the condition of a home, and this is a factor that can, most definitely, be altered.  If you are a seller, remember that first impressions count greatly.  Leaky faucets, peeling paint, poorly landscaped yard, these things matter in first impressions and may be deal-breakers right out of the gate.
